- Tenant is responsible for electricity
- Security deposit is $1500. $400 of which is usually non-refundable for deep-cleaning service when you move out. If you keep everything clean and I dont need such service, I'll return that.
- Move-in fund includes first month + last month + security deposit.
- If you move in mid Nov, then first month rent is pro-rated.
- Tenant needs a renter insurance, you can get it from any insurance company you want. I believe it's about $20/month
- All adults moving in need to do background check. I usually do it via zillow. It's just standard, I'm looking for no criminal records.
- I'm looking for FICO score 650+, and proof of income that is 2.5x of rent.
- You said your roommate has one cat, right? I won't ask for pet fee/deposit then.
