DRAFTING SERVICES - FLOOR PLANS – SITE PLANS – AS BUILT PLANS - ADU'S for building and remodeling permits on existing homes.
PLANS FOR EXISTING HOMES: ‘As Built’ floor plans; Remodeling and Structural Improvements; Additions; ADU’s; Accessory Buildings; Decks; Covered Patios.

SERVICES OFFERED – SITE PLAN:
• Initial site visit for: Design consultation; Feasibility and cost.
• Research property zoning, and applicable building codes from public records.
• Site visits for: Measuring; Property and improvements; Calculating topography and grades: Measuring setbacks.
• Draw site plan with all acquired information.
• Meeting with Owner for approval of all proposed improvements.
• Check with Planning and Building departments for preliminary approval of plan before starting building plans, if available.
• AVERAGE COST: $600 - $800
BUILDING PLANS FOR PERMITS:
• Meeting with Owner for design review prior to completing plans.
• EXISTING FLOOR PLAN: Demolition areas. Existing electrical and mechanical systems.
• NEW FLOOR PLAN: Showing all proposed improvements. Includes electrical and mechanical systems.
• FOUNDATION PLAN: Concrete footings and walls. Piers and slabs.
• FLOOR FRAMING PLAN: Lumber sizing, beams, headers, hardware. Window and door schedules.
• ROOF FRAMING PLAN: Ceiling joists, rafters, eaves, roofing, hardware.
• SECTIONAL AND DETAILS: Cross sections and details of construction.
• CODE COMPLIANCE REFERANCES: 2024 – IRC, UPC, UMC. 2024 – NEC.
• 2024 WSEC (Washington State Energy Code Compliance) Plans to reference required energy compliance codes and information.
• 2024 WA State amendments to IRC for deck construction.
• AVERAGE COSTS: Additions: $1800 - $2500. Whole house remodeling: Around $1200. Accessory buildings, ADU’s, decks, garages, shops, vary in costs, will give estimates after a design meeting. NOTE: All projects are uniquely different and cost depends on size and complexity of design.
FEES AND COSTS:
All time to be charged at $60 per hour. An estimate will be provided for all the above costs and emailed to the Owner in a DRAFTING AGREEMENT after the initial consultation meeting at the property. The charge for the initial consultation meeting is 1.5 hours, $90, includes 1/2 hour for travel time.
