We are seeking an exceptionally talented architect, architectural designer, or small design team with a strong background in luxury residential work, master planning, and photorealistic rendering.
Ideal candidates have experience with respected architectural firms or a portfolio demonstrating exceptional work in high-end residential, hospitality, equestrian, waterfront, or destination-style projects. This is a strong opportunity for an established boutique firm, an independent architect, or an emerging team ready to create a signature project.
We are especially interested in professionals who can produce lifelike Lumion, Enscape, Twinmotion, or similar architectural renderings.
The Project
Master-plan a one-of-a-kind, approximately 90-acre waterfront farmland and vineyard subdivision on the North Fork of Long Island.
The approved subdivision includes:
- Three elevated five-acre waterfront lots overlooking Long Island Sound
- Four 2.5-acre lots with water access
- Two 30-acre agricultural reserves
- One vineyard reserve
- One agricultural reserve planned for a polo field and clubhouse
- A barn or stable complex for approximately 30–40 polo ponies, riders, and equestrian staff
- Approximately 3,500 feet of private road
- Potential heliport, subject to applicable approvals
The property has Suffolk County and Town of Southold approvals in place. Roadwork and remaining entitlements are underway.
Estimated total development value exceeds $75 million.
The Vision
The goal is to create an extraordinary luxury estate community that can be marketed in two ways:
- Individual waterfront and agricultural estate lots for discerning buyers
- A rare, fully private compound for one ultra-high-net-worth owner seeking a private retreat near the Hamptons but not the Hamptons
This is not a typical subdivision. We want a compelling architectural and lifestyle vision that reflects the waterfront setting, vineyards, farmland, equestrian component, and exclusivity of the North Fork.
The Opportunity
We are looking for a designer or team that sees this as more than a one-off assignment. A strong master plan and presentation could become a powerful calling card for future luxury development work.
Your creativity, design direction, and visual storytelling will be central to the marketing and success of the project. We are interested in building a relationship with the right talent for future programs as well.
