Residential Kit Home Plans – Florida
We are looking for an experienced Structural Engineer / Professional Engineer (P.E.) with cold-formed steel (CFS) experience to engineer, review, and certify a series of residential kit-home plans.
Our company is developing a line of cold-formed steel residential kit homes and is looking for an engineer who can work with our existing architectural and framing plans and provide the structural engineering necessary for permitting and construction.
Scope of Work
The selected engineer will be responsible for:
Reviewing our existing residential house plans and framing designs
Engineering the cold-formed steel structural system
Designing/reviewing wall, floor, and roof framing
Reviewing structural connections and load paths
Engineering headers, beams, posts, bracing, and other structural components as required
Reviewing foundation requirements and structural connections to the foundation
Performing required structural calculations
Providing structural details and notes
Reviewing our CFS framing models/drawings
Identifying any structural modifications needed for code compliance
Providing a complete structural engineering package suitable for permitting
Sealing/stamping the final structural drawings as required
Working with us through reasonable plan-review comments from the building department
Project
Our initial project is a residential kit home of approximately 1,000 square feet, with additional home models planned in approximately:
800 sq. ft.
1,000 sq. ft.
1,200 sq. ft.
1,600 sq. ft.
We are looking for a long-term engineering relationship rather than a one-time project.
Required Qualifications
Required:
Licensed Professional Engineer (P.E.)
Experience with cold-formed steel / light-gauge steel residential construction
Experience engineering residential structures
Knowledge of applicable Florida building codes
Experience preparing structural engineering drawings and calculations for permitting
Ability to provide a professional engineering seal/stamp where legally permitted
Strong understanding of CFS load paths, connections, bracing, and structural design
Preferred Experience
Experience with:
Residential kit homes
Modular or panelized construction
Cold-formed steel framing systems
AISI S100 / AISI S240 standards
Florida residential construction
Wind-load design, particularly Florida wind conditions
High-wind residential structures
Working with building departments and permitting comments
Engineering multiple similar residential models
What We Can Provide
We already have existing house plans and CFS framing designs that can be provided to the engineer.
We are looking for an engineer who can work from our existing designs, verify the structural system, make necessary engineering modifications, perform the calculations, and provide the final engineered/sealed structural documents.
