Express Facility Management (EFM) is seeking an **experienced, insured snow and ice removal contractor** for one commercial property in Charleston, South Carolina.
We are looking for a reliable local contractor with their own equipment, personnel, and deicing materials who can respond promptly during winter weather events, including freezing rain, sleet, and ice accumulation.
**Service Location:** 1510 Meeting St, Charleston, SC 29405
**Service Season:** November 1 – March 31
**Contract Type:** Seasonal subcontracting – Per-event pricing
**Scope of Work:**
- Snow plowing of designated parking lots, drive lanes, and access areas
- Clearing sidewalks, entrances, loading docks, and truck wells
- Snow plowing beginning at 2 inches of accumulation
- Pre-salting when freezing rain, sleet, or icy conditions are forecasted or present
- Mandatory post-salting following snow plowing
- Continuous weather monitoring and automatic deployment when service triggers are met
- Additional service during prolonged storms to maintain property access
- Proper snow placement without blocking entrances, loading areas, fire lanes, or parked vehicles
**Contractor Requirements:**
- Commercial snow removal and deicing experience
- Own equipment, personnel, and deicing materials
- Valid Certificate of Insurance (COI)
- 24/7 availability during winter weather events
- Ability to monitor weather and automatically deploy without waiting for a service request
- Reliable communication and backup coverage
- Ability to safely service loading docks and truck wells
**Documentation & Payment Requirements:**
- Minimum of two completion photos after each service
- Photos submitted within 12 hours of completion
- Itemized invoices submitted within 48 hours of service completion
- Supporting documentation required for all billable services
- Incomplete or unsupported invoices may be delayed or rejected
