NorthStar Estimating is an independent cost estimating and cost advisory firm focused on public-sector and institutional projects, including K-12, higher education, healthcare, and agency work. We help project teams make better building decisions through clear, independent cost guidance.
Our work goes beyond producing numbers. We help clients understand what is driving cost, where the risks are, and how to move projects forward with confidence. We are building a high-quality, principal-led firm that values clarity, accountability, learning, and good work.
About the Role
We're seeking a detail-oriented MEP Cost Estimator with a strong understanding of mechanical, electrical, plumbing, and fire protection systems.
The ideal candidate has hands-on experience developing construction cost estimates, reviewing design documents, performing quantity takeoffs, and evaluating project costs from conceptual design through construction documents.
This role requires both technical estimating expertise and sound professional judgment, including the ability to identify scope gaps, assess cost implications, and communicate findings clearly.
Key Responsibilities
• Prepare detailed MEP construction cost estimates at various design stages, including conceptual, schematic design (SD), design development (DD), and construction documents (CD).
• Perform quantity takeoffs and develop pricing for mechanical, electrical, plumbing, and fire protection systems.
• Review drawings, specifications, narratives, and other project documentation to establish scope and identify potential cost impacts.
• Develop estimates incorporating material costs, labor productivity, equipment, subcontractor pricing, and project-specific conditions.
• Prepare conceptual and parametric cost estimates when design information is limited.
• Evaluate design alternatives, value engineering opportunities, and cost-saving measures.
• Review and reconcile estimates with contractors, consultants, and other project stakeholders.
• Identify scope gaps, design discrepancies, and potential construction cost risks.
• Maintain organized estimating documentation, quantity takeoffs, pricing assumptions, and supporting calculations.
• Collaborate with internal estimators, architects, engineers, and project managers to support project deliverables.
Qualifications
• Minimum 5 years of experience in construction cost estimating, preferably with a focus on MEP systems.
• Strong knowledge of MEP construction materials, equipment, installation methods, and associated costs.
• Experience developing estimates for commercial, institutional, educational, healthcare, or public-sector projects.
• Ability to read and interpret architectural, mechanical, electrical, plumbing, and fire protection drawings and specifications.
• Proficiency with Microsoft Excel and construction estimating or takeoff software such as On-Screen Takeoff, Bluebeam, or similar platforms.
• Understanding of labor rates, productivity factors, prevailing wage requirements, and regional construction cost considerations.
• Strong analytical, organizational, and communication skills.
• Ability to manage multiple assignments and meet project deadlines.
• Degree in construction management, engineering, architecture, or a related field preferred; equivalent industry experience considered.
Preferred Qualifications
• Experience working for a construction cost consulting firm, general contractor, or MEP subcontractor.
• Familiarity with CSI MasterFormat and industry-standard cost estimating practices.
• Experience preparing independent cost estimates for public agencies.
• Familiarity with renovation, modernization, and occupied-building construction projects.
• Experience with cost reconciliation, estimate reviews, and value engineering studies.
• Professional certifications such as CPE, CEP, or relevant industry credentials are a plus.
