Need studio space for teaching weekly Voice Lessons (Alexandria)

I am a 5-year classical voice teacher/vocal coach looking for an already-established studio space for teaching private 1-on-1 lessons with my students (ages 10-80 yrs). I have a bachelors degree in vocal performance from JMU and cannot host lessons at my current estate.
I need the flexibility of teaching lessons between 10 am-3 pm Monday-Thursday and 10 am-6 pm on Saturdays and Sundays. Lessons are no longer than 45 minutes per student.
Preferences:
-Piano preferred (however I can bring a keyboard if needed)
-Located in Northern VA (Manassas, Woodbridge, etc. is too far)
-Church settings work
-No musical equipment needed (mics,computer,DAW,speakers)
-Room treatment preferred but not needed (sound diffusers, studio foam)
I don't do drugs or alcohol
