In Puerto Vallarta, I'd look at three things: condo prices, rental demand, and resale potential. The answer can differ quite a bit between beachfront properties, the Romantic Zone, the Hotel Zone, and neighboring Nuevo Nayarit.
What the latest market data says
According to a September 2026 market report, the picture is more complicated than a blanket boom:
Resale condos: One local MLS analysis reports median resale condo prices up 9% year over year.
Pre-construction condos: Sales have slowed substantially, giving buyers more negotiating power.
Houses: Inventory has increased, and properties are taking longer to sell.
Luxury homes: Some South Shore and high-end properties are showing strong demand.
The important distinction: rising sale prices don't necessarily mean every property is appreciating. The mix of homes sold, inventory and time on market matters.
