FIRST, DON'T MESSAGE ME WITH NONSENSE (TO PUT IT POLITELY) ABOUT "IS THIS REAL?" OR SIMILAR. I'VE BEEN A LANDLORD FOR LITERALLY OVER 2 DECADES. IF IT'S "TOO GOOD TO BE TRUE" IN YOUR EYES, LET SOMEONE ELSE SNAG IT UP. THE RENT IS LOW BECAUSE I'M NOT GREEDY. Only thing not true are the square feet. As I'm no good at that. But the dimensions are below.
This should be available to move in December 1st. It is currently being emptied and remodeled. All new carpeting and paint. You must be screened. Second story apt. Two floors once in it. I am taking applications early.
THE GOOD:
1) Section 8 not accepted/CEO yes.
2) Photos are previous to last tenant, to give ideas of how it will look. But colors will be different.
3) All new city gas furnace (radiator heat), paint and carpet.
4) Bathroom windows are frosted for privacy.
5) Utilities in your name will be gas and electric. Must be in your name prior to move in. Water described when we talk.
6) Quiet area. Security cameras on premises. 24/7 surveillance. Landlord lives on same property next door.
7) Now the best part for some is that in the lease, the details are as follows: $800 per month with a guarantee the rent stays at that for however long you're there. No increases ever! How many landlords can offer that?
8) Sewer, garbage (including garbage cans), and internet line included.
9) Month to month from day one, but you must give landlord notice before moving.
10) Close to a bus stop (if you don't drive) and LCCC college if needed.
11) Cable tv from Comcast/Xfinity for $10 per month extra if desired.
12) Off street driveway parking for up to two cars
THE BAD:
1) No furniture or appliances included, except used gas stove.
2) Has washer hookup in kitchen. Electric dryer on enclosed porch. You supply fridge, washer, and dryer.
3) You only have four bills while living here: Rent, water, gas and electric.
4) First months, last months, and security deposit to move in. Total $2600. That's $1000 security (because of all new carpet and paint), $800 first months and $800 last months. IF YOU DON'T HAVE $2600 TO GET IN, PLEASE DO NOT WASTE EACH OTHERS TIME, AS THERE ARE NO EXCEPTIONS TO THIS RULE. $3600 IF YOU'RE BRINGING A CAT(S). NO PAYMENT PLAN AVAILABLE. PAID IN FULL (AFTER SCREENING) GETS YOU IN.
5) No dogs. Cats yes, but $1000 security for them also. Whether it's one or ten.
Other types of pets need permission, like birds, fish, hamsters, gerbils, etc. Immediate eviction if you sneak a pet in, or anyone not on the lease. I live here. I'll know. Not kidding. Cameras will tell on you if I don't see it.
Can show anytime. I do background checks. Prepare to give personal information for that reason. Have a copy of your driver license ready to hand in with your application.
