To keep things simple, we will keep the utilities active in our name for the required move-in safety inspections. However, before the keys are handed over, the approved resident must show proof that they have successfully set up the utility accounts in their own name to start on move-in day.
OUR RENTAL CRITERIA:
We follow a fair, consistent screening process for every applicant. All households are reviewed against the same standard guidelines:
1. APPLICANTS: Every person living in the home who is 18 or older must fill out their own separate screening profile through our online application portal.
2. INCOME: Total combined household gross income must be at least three times (3x) the monthly rent (or 3x your individual out-of-pocket rent portion if you use a housing subsidy program). Lawful subsidy programs and alternative income sources are fully welcomed and accepted!
3. CREDIT & DEBT: Credit files are reviewed for overall financial stability. Active account defaults, severe late payments, or open collections with utility companies (like ComEd or Nicor Gas) will result in a denial.
PRE-SCREENING STEP: Due to very high inquiry volume, all prospective residents must complete a quick 10-minute phone pre-screening call with us before we schedule a physical tour of the property.
