Established small local Marietta business is downsizing from an approximately 8,000 SF warehouse and looking for a much smaller, low-overhead operating space.

Preferred area: North / Northeast Marietta, especially Pickens Industrial, Sandy Plains, Canton Road, East Cobb or nearby.

We need approximately 1,500–2,000 SF, although a smaller private work area could work if inexpensive additional storage is available nearby or within the same facility.

Our use is very clean and simple:

Light assembly and packing
Our own employees and equipment
Inventory and packaging storage
Regular inbound deliveries
UPS / Amazon outbound shipments
Pallet-jack access
No customer traffic
No automotive or heavy industrial work
No cooking or open-product handling
No forklift required for normal operations

We need to be able to work onsite daily, leave our equipment installed, receive deliveries, store inventory, and stage outbound shipments.

We are especially interested in:

Short-term leases
Subleases
Lease assignments
Private space inside an established multi-tenant facility
Businesses with excess separately usable warehouse/flex space
Direct owner arrangements
6–12 month terms or other flexible structures

We are not looking for a standard 3–5 year lease.
