Looking for Room Starting October 1st (Langley-Coquitlam)

I'm currently looking for a place starting October 1st for a single occupancy, for minimum 6 months. I am looking at areas between Langley to the Port Coquitlam Area. Priority that its a reasonable driving distance to a Park and Ride, to ride on the West Coast Express for work purposes. I am looking to spend about 800.00-1100.00
The basic points I am looking for in a place are as follows:
-Non Party/Non smoker environment
-Spacious, minimum 12 by 12 room space.
-Quiet place for mature adults ( late 20's to 40's)
-Living with Working Professionals or full time Students, occupied away/outside of home life.
-Private Entrance Area, back door or side door
-Nice area for hikes/biking
-Ideally private bathroom
-Parking space available
-Ideally private porch/deck area
-No more than two roommates. If there are more roommates, I would ask that its a large house.
My self, I am pretty layed back at home, and I am up to the occasional chatting. However home for me is my chill space, and my preference is with others who are the same. I am occupied with both schooling and work, and I am interested in living with others who are either working professionals or students. If this is something you can offer or close to this, please contact me with photos of the room. I prefer a modern living environment with less issues occuring in the home, however flexible as well.
