Maui Beachfront Rentals manages vacation rental homes and condominiums for owners across Maui. Our guests come to enjoy the islands, and our owners trust us to care for their homes as if they were our own.
We are looking for a hands-on Maintenance Manager to lead our maintenance team. You will keep every unit safe, guest-ready and well cared for. This is a leadership role for someone who has run maintenance for a resort, a hotel or a property management company. You know how to plan the work, manage the team and vendors, and keep owners and guests informed. You will also lead maintenance for our EZ Care program.
KEY RESPONSIBILITIES
Leadership and team management
- Lead, schedule, train and coach the maintenance team, including technicians and on-call staff.
- Set clear daily priorities and route work across properties to keep travel time low.
- Hold the team to consistent standards for quality, safety and guest care.
- Take part in hiring, onboarding, performance reviews and corrective action.
- Manage the on-call rotation and respond to after-hours emergencies when needed.
Maintenance operations
- Oversee all work orders, from intake through completion and close-out.
- Make sure guest-reported issues are handled quickly, with the goal of fixing them during the stay.
- Coordinate with Housekeeping and Reservations so units are ready before each arrival.
- Inspect units regularly and after major repairs to confirm they meet our standards.
- Diagnose and complete repairs yourself when needed, including plumbing, electrical, appliances, A/C, carpentry, drywall and painting.
Preventive maintenance and property care
- Build and run a preventive maintenance schedule for every unit, including A/C filters and servicing, water heaters, appliances, smoke and CO detectors, and lanai and door hardware.
- Track the condition of each unit and recommend repairs, replacements and upgrades to owners.
- Manage and deliver maintenance services for owners enrolled in the EZ Care program, making sure each home is inspected, serviced and reported on as the program requires.
- Lead hurricane and emergency preparedness for the portfolio, including securing units before storms and assessing them afterward.
Vendors, budgets and purchasing
- Manage relationships with contractors and vendors, and get quotes for larger projects.
- Schedule and oversee vendor work, and confirm it meets our quality standards.
- Manage maintenance supplies, tools, parts inventory and company vehicles.
- Stay within budget, review invoices and look for ways to reduce cost without lowering quality.
Owner and guest communication
- Communicate clearly and professionally with owners about repairs, estimates and unit condition, with photos when helpful.
- Get owner approval for repairs above the agreed limit before work begins.
- Respond to guest concerns with patience and the spirit of aloha.
- Work with association (AOAO) managers and building engineers at the properties we serve.
Safety and compliance
- Follow safe work practices and OSHA requirements, and make sure the team does the same.
- Make sure work meets county codes and association rules, and that licensed trades are used where required.
- Keep accurate records of repairs, inspections and costs.
QUALIFICATIONS
Required
- At least 3 years of maintenance leadership experience in a resort, hotel, vacation rental or property management company.
- Broad hands-on skills in plumbing, electrical, A/C, appliances, carpentry and general repairs.
- Valid driver's license, a clean driving record and the ability to drive between properties every day.
- Experience managing vendors, schedules and maintenance budgets.
- Strong communication skills, including clear, professional emails and calls with owners.
- Comfort using a work order system or property management software, plus email and smartphone apps.
- Availability for on-call, weekend and holiday coverage, and for emergencies such as storms.
Preferred
- Experience as a property manager, resort manager or chief engineer.
- Experience with Track or a similar vacation rental property management system.
- Knowledge of West Maui properties and local vendors.
- Experience working with condominium associations (AOAO).
