Our Proven Process
Step 1: Initial Consultation
Your journey starts with a personal conversation. We’ll discuss:
Your goals, ideas, and style preferences
Scope of work (residential or commercial)
Preliminary budget and timeline
We'll also schedule a site visit and survey, where we:
Inspect and measure the space
Identify potential challenges
Provide a draft layout to help you visualize the transformation (Survey charge: $1/SF, $500 minimum)
Step 2: Planning and Design
After gathering site data, our architects and designers:
Develop initial sketches and layout concepts
Help you select materials, finishes, and fixtures
Create 3D visualizations if needed
Finalize a plan aligned with your budget and timeline
We believe in collaboration. Your ideas are central to the process, and we work with you every step of the way.
Step 3: Permits and Approvals
Renovations and builds often require paperwork—permits, zoning checks, and
sometimes landmark approvals. Our legal and technical teams handle:
Building permits
Electrical, plumbing, and specialty permits
Zoning or historic compliance approvals if necessary
We simplify the complex so you can focus on the exciting parts.
Step 4: Construction Phase
Once approvals are secured, construction begins:
Demolition, framing, and core systems (plumbing, HVAC, electrical)
Finish carpentry, flooring, cabinetry, painting, and fixtures
Site supervision by a dedicated Project Manager to ensure timelines and quality
Our team is trained to anticipate issues early and solve them quickly, minimizing delays and surprises.
Step 5: Final Walkthrough and Delivery
At project completion:
We conduct a full walkthrough with you
Ensure every detail meets your expectations
Close out permits and legal documents
Deliver a space ready to live in, work in, and thrive in
We also provide a 5-year warranty on structure and labor for your peace of mind.
I am an Architectural Designer who provides a number of services such as Construction Drawings, Redline Mark-ups, Shop Drawings, Existing Conditions Plans; Elevations, Structural/ Mechanical Drawings, as well as As-Built Drawings. I charge an Hourly Rate of $60.00 for drafting. I work out of my home so I usually meet with Clients at their office where we review what the project entails.
What I ask of clients
Drawings are produced under the direct supervision of the client, who assumes and maintains full responsibility for the overall accuracy, content, appropriateness, or legality of work requested. Furthermore; I, assume no liability for possible copyright or patent infringements, on work requested by client. Client agrees to assume all liability for errors; omissions, accuracy, dimensioning, typographic proof reading, and general arrangement of elements.
Client shall provide all project management, supervision, coordination, redlines, sketches, manufacturer's info, and other supporting documents required to produce the drawings. I strongly recommend that a manager be assigned to oversee work. Any work, found by client to be unacceptable for any reason, shall be returned to me immediately for correction, at no additional cost to the client. However, changes made to any rendered image after it is delivered to client as a "final submission" may be subject to additional charges commensurate with change(s).

Significant experience in all phases of project development; from idea to completion, from Schematic Design to Construction Documents; As Built Drawings and Shop Drawings as well.
