Fruita Self Storage (615 S Mesa St, Fruita) is looking for a dependable local person to be our eyes, ears, and hands on site. Our management team works remotely, so we need someone nearby who takes pride in their work and doesn't need to be managed.
THE ROLE
This is mostly behind-the-scenes work that you schedule yourself. You'll keep the property clean, secure, and in good shape, and let us know what needs attention. The right person notices the burned-out light, the loose sign, or the weeds creeping in before anyone asks, and either fixes it or reports it with a photo. If you like being trusted to handle things and take pride in doing them right, this is for you.
Hours vary with the season and how many tenants move out, so the income changes month to month. That makes this a great fit for someone who is retired, or who has a full-time job and wants steady side work they can fit around their week.
WHAT THE WORK INCLUDES
- Walk or drive the property regularly, and send short written updates with photos of anything that needs attention
- Process move-outs: inspect and sweep vacated units, remove debris, and zip-tie the latches so the units are ready to rent
- Place and remove overlocks on delinquent units, help with lien-sale cleanouts, and occasionally meet auction buyers on site
- Maintain the grounds: weed control, trash pickup, dump runs, and snow removal when needed
- Handle minor repairs: re-hang unit numbers and signs, adjust doors and latches, replace bulbs, patch small concrete cracks
- Check the gate, keypad, cameras, and lighting, and troubleshoot basic issues
- Occasionally meet a tenant on site about a problem like a jammed lock or a stuck door
- Let in vendors such as painters and camera or gate techs when needed
WHAT WE'RE LOOKING FOR
- You live in or near Fruita or Grand Junction and can be on site within about 20 minutes
- You take ownership and treat the property like your own
- You're handy with basic tools and have your own (you don't need to be a tradesperson)
- You communicate reliably by text and email, and you're comfortable sending photos from your phone
- You have a reliable vehicle, ideally a truck or one that can haul debris
- You can lift 50 lbs and work outdoors in summer heat and winter cold
- You're trustworthy, since you'll have access to the property and tenant units (background check required)
- Nice to have: experience in self-storage, property maintenance, or landscaping
DETAILS
- Independent contractor (1099) at $30/hour, invoiced monthly
- Pre-approved materials reimbursed at cost
- Set your own schedule, typically 5-10 hours a week
- Apply by November 14, 2026
