Seeking an experienced, hands-on Construction Superintendent to oversee the completion of a development in Fraser, Colorado.
The Superintendent will be responsible for day-to-day field operations, subcontractor coordination, scheduling, quality control, inspections, site organization, and construction progress. This position will serve as the primary on-site representative for the project and work directly with ownership to keep the project moving efficiently toward completion.
The ideal candidate is highly organized, understands residential construction from framing through certificate of occupancy, communicates well with subcontractors and inspectors, and is comfortable solving field issues without requiring constant direction.
Responsibilities
- Manage daily construction activities and maintain a consistent on-site presence.
- Coordinate and schedule subcontractors, deliveries, inspections, and other field activities.
- Review plans, specifications, engineering details, and manufacturer requirements to ensure work is completed correctly.
- Verify subcontractor work for quality, completeness, and compliance with plans before approving work to proceed to the next phase.
- Schedule and coordinate required building inspections and ensure corrections are completed promptly.
- Maintain a clean, organized, and safe jobsite.
- Maintain appropriate project documentation and photographs of work in progress.
- Drive the project through final completion and buyer turnover.
Qualifications
- Minimum 5 years of residential construction experience preferred, with superintendent or lead field-management experience strongly preferred.
- Strong knowledge of residential framing and general construction sequencing.
- Ability to read and interpret architectural, structural, civil plans.
- Working knowledge of building codes, inspections, and residential construction practices.
- Strong subcontractor-management skills.
- Ability to recognize poor workmanship and require appropriate corrections.
- Strong communication, organization, and problem-solving skills.
- Ability to use a smartphone, email, photographs, PDFs, and basic construction/project-management software.
What We're Looking For
This is a hands-on position. We are looking for someone who takes ownership of the jobsite and actively pushes the project forward rather than simply observing construction.
A successful Superintendent will know what needs to happen today, what needs to happen next week, and what materials, inspections, decisions, and subcontractors need to be lined up in advance to prevent delays.
Attention to detail is especially important. The Superintendent should be willing to inspect work personally, identify problems before they are covered, and hold subcontractors accountable for completing work correctly and on schedule.
