Real Estate Investment & Construction Company Seeking Experienced General Contractor and Complete Rehab Crew
We are seeking an **experienced, dependable General Contractor** to manage residential remodeling, renovation, make-ready, and complete rehab projects.
We need a **hands-on GC who understands the entire residential construction process** and has an established network of skilled subcontractors and tradespeople. This is an opportunity for **ongoing work** for the right contractor who can consistently deliver quality workmanship, competitive pricing, and projects completed on schedule.
## SCOPE OF WORK
Projects may range from minor rental-property turns and punch-list work to **complete interior/exterior renovations and full residential rehabs**.
### LICENSED / SPECIALTY TRADES
As a GENERAL CONTRACTOR, you MUST have established relationships with properly licensed/qualified contractors where required, including:
* **Electrical** – panels, breakers, outlets, switches, lighting, wiring, troubleshooting, service upgrades and code corrections
* **Plumbing** – water lines, drain lines, sewer repairs, fixtures, water heaters, tubs, showers and plumbing rough-ins
* **HVAC** – heating and air-conditioning repair, replacement, ductwork, equipment installation and system modifications
* **Residential Appliance Installation** – when the installation involves regulated electrical work
* Other specialty trades requiring state or local licensing, registration or permits
**All regulated work must be performed by properly licensed contractors or personnel as required by Texas law and the applicable municipality.**
### GENERAL CONSTRUCTION & NON-LICENSED TRADES
The GC should be capable of managing and providing crews for:
* Framing and structural carpentry
* Finish carpentry and trim
* Painting - Interior and Exterior
* Drywall installation, repair, texture and finishing
* Cabinet installation and adjustments
* Countertop installation
* Tile and backsplash installation
* LVP, laminate, engineered flooring and other flooring
* Baseboards, crown molding and interior trim
* Interior and exterior door installation/adjustments
* Window installation and repairs
* Siding, fascia and soffit repairs
* Roofing repairs and coordination
* Fence installation and repairs
* Repairs to Deck and Patio
* Concrete and flatwork
* Demolition and debris removal
* Kitchen remodeling
* Bathroom remodeling
* Shower and tub surrounds
* Vanity installation
* Hardware installation
* Appliance installation and adjustments
* Weatherproofing and caulking
* Exterior repairs
* Landscaping and property cleanup
* Rental-property make-ready work
* Punch-list and final touch-up work
* General handyman and miscellaneous repairs
## GENERAL CONTRACTOR RESPONSIBILITIES
We are looking for more than an individual tradesperson. **You must be capable of managing the entire project.**
Responsibilities include:
* Walk properties and develop detailed scopes of work
* Provide itemized material and labor estimates
* Develop realistic construction schedules
* Coordinate subcontractors and trades
* Schedule inspections when required
* Coordinate permits when required
* Manage material orders and deliveries
* Supervise workmanship and quality control
* Maintain clean and safe jobsites
* Provide regular project updates
* Identify problems before they become expensive change orders
* Complete punch lists promptly
* Keep projects on schedule and within approved budgets
## REQUIREMENTS
**Must Have:**
* Proven residential remodeling/rehab experience
* Experience managing **complete house renovations**
* Reliable and established trade/subcontractor network
* General liability insurance
* Reliable transportation
* Necessary tools and equipment
* Ability to provide written estimates, invoices and documentation
* Strong communication and project-management skills
* References from previous residential projects
* Before-and-after photos or portfolio of completed projects
* Ability to verify licenses and insurance for regulated subcontractors
* Commitment to schedules and agreed-upon budgets
