Welcome to Mulberry Manor, a spacious home on a large lot in a prime Old Town location, just a short walk or bike ride from Downtown Fort Collins and CSU.
We’re currently looking for housemates for 3 upstairs bedrooms, each with its own en-suite bathroom. One suite is furnished and the other two are unfurnished. Each room is available for single occupancy (one person per bedroom). Upstairs tenants share a dedicated laundry area and a loft perfect for relaxing, reading, or hanging out.
The owners live in a private wing on the main floor with a cat who is not allowed in the upstairs suites (sorry, no additional pets). We use the shared main-floor living areas minimally, giving upstairs tenants a wonderful opportunity to enjoy this spacious home with plenty of room to themselves.

We’re looking for serious student/professional, respectful people who appreciate a beautiful home in a prime location, value their independence, and are genuinely good about cleaning up after themselves and contributing to the upkeep of shared spaces.
Location, location, location!
One of the best things about Mulberry Manor is that you can leave your car behind and enjoy everything Old Town and Downtown have to offer.
Step outside and make the city your backyard. Morning runs, bike rides, evening strolls, coffee dates, dinners out, breweries, concerts, festivals, and everyday errands are all within easy reach.
It’s an ideal setting for urban dwellers who love being connected to the energy of the city while still having a beautiful, spacious place to call home.
The Shared Spaces
The furnished main level offers plenty of room to spread out, whether you’re looking for a quiet corner to work or a place to gather.

The main level is furnished. The Blue and Fireplace bedrooms upstairs are unfurnished and the Balcony Suite is furnished. Please consider the photos as representative of the spaces as some furnishings and decor may differ.
The Three Available Suites
Each suite offers its own character, privacy, and en-suite bathroom.
1. Balcony Suite — $1,650/month Only Available Furnished
Approximately 444 sq. ft. of interior space + a private 75 sq. ft. balcony
The largest of the three suites, this beautiful primary suite offers room to spread out, abundant natural light, and a private balcony of your own.

Dressing room with closet and desk
Large en-suite bathroom with vanity, separate toilet area, custom-tiled shower with glass doors, and its own skylight

Generous bathroom storage, including a medicine cabinet, vanity storage, deep cubby shelving, and a closet for long-hanging clothes
A queen-size bed, bedside table, rug, lounge chair and table furnish this room. Bring your own bed and bath linens/towels/pillows.

2. Blue Room — $1,250/month Only Available Unfurnished
Approximately 175 sq. ft. | East-facing
The Blue Room is a bright, welcoming suite that enjoys plenty of morning light, with a room-darkening shade for sleeping in when you want to.

Closet
East-facing window with room-darkening shade
Private three-quarter bathroom with shower, toilet, sink, and skylight
The room will accommodate up to a queen-size bed.

3. Fireplace Room — $1,250/month Only Available Unfurnished
Approximately 174 sq. ft. | West-facing
With its decorative fireplace and west-facing light, the Fireplace Room has its own cozy character and a private bathroom.

Decorative fireplace
West-facing window with room-darkening blinds
Attached three-quarter bathroom with window and blind
The room will accommodate up to a queen-size bed, although a full/double bed will leave more space to move around comfortably.

Rent, Lease Terms & What's Included
The listed rental rates are based on a lease through July 31, 2027, with an option to renew. Shorter leases may be negotiable at an increased rate.
Included in the monthly rent:
Gas
Electricity
Water and sewer
Sanitation and recycling
Connexion Wi-Fi (bring your own streaming accounts)
One off-street parking space per room, located on the parking pad off the alley
Other important details:
Central air conditioning is upstairs only; there is no A/C on the main level.
Bicycles may be securely locked outside but are not permitted inside the house.
Bedroom doors have individual keys and locks.
No smoking or vaping of any kind is permitted anywhere on the property.
One person per bedroom; no double occupancy.
Security Deposit & Move-Out Cleaning
Refundable security deposit: $1,000 per room, held against damage.
Professional move-out cleaning: $125 (Blue and Fireplace Suites) or $250 (Balcony Suite) will be collected when the lease is signed to cover professional cleaning of your bedroom and bathroom for the next tenant when you move out. Tenants are expected to do their own cleaning and housekeeping during their stay.
