This is an excellent project for a contractor, a talented DIYer, or someone looking for a
strong steel frame chassis for a custom ADU home build.
The Good:
• The interior is in good-to-fair condition with a solid layout, good windows, and
reusable materials and appliances.
• The main wall studs and upper structure are intact.
The Project (Please Read Carefully):
• The Dry Rot: There is dry rot along the lower 2x6 (bottom plate/rim joist) running
the length of one side wall. The upper framing is stable, but this bottom sill needs
to be cut out and replaced.
• The Siding: The exterior siding on the one side wall needs to be replaced.
• Moving Requirements: Because of the lower 2x6 rot and old siding, the unit
should be structurally braced/strapped along the bottom edge before towing to
ensure it doesn't flex, or loaded straight onto a flatbed trailer.
Terms of Sale:
• Cash. Primary goal is getting the lot cleared by a responsible buyer.
• A Lane County Removal and Trip Permit is Required. Buyer assumes 100% of the
cost, logistics, labor, and liability for the hookup, removal, and transport.
• A liability waiver must be signed prior to any disassembly or removal work
beginning on the property.
• Axel and tongue are under the unit.
