Facilities maintenance tech seeks caretaker position for a large property or facility (40,000+ sq ft).
Proven ability to independently manage preventive and corrective maintenance, grounds, systems, and day-to-day operations of sizable residential estates, commercial buildings, multi-unit complexes, or institutional facilities.
Fully equipped with personal tools, reliable fifth-wheel RV for on-site living if required, and strong professional references available upon request.
Core Strengths for Large-Facility Caretaker Roles:
Comprehensive maintenance and repair across plumbing, electrical (including basic troubleshooting and fixture work), HVAC systems, carpentry, drywall, painting, flooring, and general construction.
Preventive maintenance programs: scheduling, documentation, and execution of routine inspections to minimize downtime and extend asset life on large properties.
Grounds and exterior management: landscaping oversight, irrigation systems, snow/ice removal coordination, fencing, pathways, parking areas, and seasonal property preparation.
Building systems oversight: monitoring and basic servicing of mechanical rooms, boilers, pumps, generators, fire/life-safety systems, and security equipment; coordinating licensed specialists when needed.
Facility management skills: vendor and contractor coordination, inventory control of supplies and parts, light budget tracking for maintenance expenses, work-order prioritization, and record-keeping.
Safety, compliance, and emergency response: adherence to OSHA and local codes, hazard identification, emergency preparedness (power outages, weather events, leaks, etc.), and rapid problem resolution.
Property security and presence: regular patrols/inspections, access control awareness, and reliable on-site availability.
Soft skills supporting large-facility operations: clear communication with owners/managers, self-directed work ethic, reliability for remote or expansive properties, and ability to handle multiple simultaneous priorities across a large footprint.
