DTD Developments Ltd. is seeking an experienced Site Superintendent to lead the on-site construction of a low-rise, wood-frame multi-family residential project over a concrete parkade in Duncan, BC.
This is a hands-on leadership role for a superintendent who can take ownership of day-to-day site operations, coordinate trades effectively, maintain schedule and quality, and identify and resolve issues before they impact the project.
The Role
Reporting to the Project Manager, the Site Superintendent will be responsible for the day-to-day execution of the project from construction through completion and turnover.
Key responsibilities include:
Lead and coordinate all day-to-day construction activities on site.
Manage and sequence subcontractors, suppliers, deliveries, equipment, and site logistics.
Maintain the construction schedule and proactively identify potential delays, conflicts, and critical-path issues.
Coordinate concrete parkade construction and subsequent wood-frame construction, including the transition between scopes.
Review drawings, specifications, shop drawings, and consultant information to ensure work is constructed in accordance with project requirements.
Identify drawing conflicts, constructability issues, and missing information early and work with the Project Manager and consultants to resolve them.
Conduct regular site inspections and maintain a high standard of workmanship and quality control.
Coordinate required inspections with consultants, authorities, and other project stakeholders.
Enforce site safety requirements and maintain a clean, organized, and professional job site.
Track deficiencies and ensure timely correction by the responsible trades.
Maintain accurate daily site records, including manpower, progress, deliveries, inspections, delays, and significant site events.
Work closely with the Project Manager on procurement, RFIs, change management, scheduling, and trade coordination.
Drive the project through finishing, deficiency correction, occupancy, and turnover.
Qualifications
The successful candidate will ideally have:
5+ years of experience as a Site Superintendent or Assistant Superintendent on multi-family residential construction projects.
Direct experience with wood-frame multi-family construction.
Experience with concrete parkades, foundations, and structural concrete is strongly preferred.
Strong understanding of construction sequencing, drawings, specifications, building envelope requirements, and finishing.
Demonstrated ability to manage multiple trades and maintain an aggressive but realistic construction schedule.
Strong knowledge of BC construction practices, applicable building codes, inspections, and WorkSafeBC requirements.
Ability to anticipate problems rather than simply react to them.
Strong communication, organization, documentation, and leadership skills.
Comfortable using standard construction management and scheduling technology.
Valid driver's licence.
