Creative Queer Couple Looking for a Live/Work, Studio/1/2 Bedroom (Brooklyn, Manhattan)

My partner Emily and I are looking for a **live/work space, studio**, 1 or 2 bedroom apartment in either Brooklyn or Manhattan. Also open to some parts of Queens, just not too far East. Also open to a place that only has a kitchenette and a bathroom with shower, but lots of room. And mayyyybe could do a large room instead if it is with a cool group of queers/lgbtq, or if it is a large room somewhere in Manhattan. I do have a green thumb and love to bbq in case there is an option for a backyard.
We are both in our early to mid-30s - Emily works in costume design for theater and supplements their income with a service industry job. I am a fine artist/photographer originally from New York who also works in the service industry. I am definitely an old soul, and have had roommates in Manhattan much older than me in the past. Combined we make at least $7k/month. No guarantor at this time (I am actually my Mother's caregiver as she is permanently disabled).
Our ideal setup would be a live/work space, as we both have creative pursuits that need the space for it. Our max budget is $2,500/month. We have been paying $1600/month for an art studio in Williamsburg, as well as about $1000/month to share an apartment ($2,600). Plus utilities and everything else. The landlady of our art studio is selling the building and all studios have to be vacant by end of August.
We have a 13 pound *senior* ESA silky terrier dog named Zoey who is the absolute best. She likes to sleep a lot and never barks. I take her out on city adventures in her stroller now because she cannot walk too far. She has lived all over with me (starting with Union Square back in 2019) and I am ready to find a place to settle down for a while in the city I love the most.
