Couple looking for a new roommate situation

Hi, I’m 25 and my fiancée is 33, we currently are renting a room (well really a corner of a studio apartment) and our roommate has become increasingly difficult and honestly uncomfortable to be around. We need out, and asap. We’re both pretty chill people, he works, I’m disabled but hoping to be able to go back to school for cosmetology and get my license, I have 2 pet rats (weird I know but trust me you’ll love em, they’re little pocket puppies) they are registered ESAs and I have they’re letters , we’re good at cleaning up after ourselves, and used to having roommates so we’re considerate of noise levels and things like that. We’re both sober so no drugs or alcohol. We do vape but willing to do so outside. We’re in a tough position right now and just hoping to find a room/basement for rent preferably in the Culpeper, Fauquier, Fredericksburg, Richmond areas but open to other options as well. We’re super easy to get along with and are just looking for some peace and stability
