We're a real estate investment company buying probate and estate properties in ClevelandArea. We need a reliable, experienced handyman or contractor to be our boots on the ground: walk properties, document their condition, and give us a quick read on what needs repair. We have six properties in the area that we want to look at and a lot more coming.
This is not a formal home inspection. We want your practical, hands-on opinion of what's broken, what's worn out, and roughly what it would take to fix.
What you'll do
• Walk the interior and exterior of vacant or estate properties, usually 45–60 minutes per visit
• Take clear photos and short videos of each room, the exterior, and any problem areas
• Check the major systems: roof, foundation, HVAC, water heater, plumbing, electrical panel, windows, and flooring
• Flag red flags like water damage, mold, pest activity, structural cracks, or code concerns
• Give a rough repair estimate (light, medium, or heavy rehab, plus ballpark dollar ranges if you can)
• Send a short written summary with photos within 24 hours
What we're looking for
• 3+ years of experience in construction, remodeling, handyman work, or a trade
• Working knowledge of home systems and typical repair costs
• Reliable vehicle, smartphone, and flexible schedule (some weekday and weekend availability) but not a strict schedule. When we send you a property getting there in 24hrs or less.
• Professional and respectful. You may meet family members or estate executors who are dealing with a loss, so discretion matters.
• Bonus: licensed contractor, flipping or rehab experience, or your own tools (flashlight, moisture meter, ladder)
Pay
• $150 per completed walkthrough and report
• Paid within days of receiving your report
• Independent contractor (1099), with steady repeat work for the right person
To apply:
Send your name, the area you cover, a short description of your experience, and (if you have one) an example of a past job or property you've assessed.
I can also put together a simple one-page walkthrough checklist so every report comes back in the same format, which makes it much easier to compare properties.
