Whether you're one great manager or half of a great team, we want to hear from you. We're hiring self-storage facility managers at multiple locations across Greater Austin, San Antonio, and Houston. Individuals and 2-person teams (couples welcome) are both encouraged to apply. Make no mistake: this is a sales position first. Your number one job is driving move-ins and growing occupancy. We've been locally owned since 1993, and we value our people and promote from within.
Full-Time Positions:
Full-time managers work 40 hours per week, with benefits that include health, dental, vision, and 401(k). Your schedule may include Saturdays; we are closed Sundays. We provide paid training and performance bonuses, and you'll have real room to advance. On-site living quarters may be available at some locations. Applying as a couple? Each team member is hired as their own full-time employee with full benefits.
Part-Time Positions:
Part-time managers work flexible schedules that support our full-time teams. Training is paid, and part-timers can move into full-time roles as they open up.
What You'll Do:
This is a sales-driven role with property management responsibilities:
• Converting phone, walk-in, and online inquiries into move-ins
• Greeting customers, giving tours, and closing rentals
• Following up with prospects and overcoming objections
• Building local community relationships and marketing the facility
• Managing rentals, payments, collections, and accounts in cloud-based software
• Light admin and basic bookkeeping
• Cleaning vacant units and preparing them for new tenants
• Mowing, landscaping, and keeping the grounds immaculate
Who We're Looking For
• A closer's mentality: you know how to ask for the sale
• Proven sales ability, including comfort picking up the phone and following up with leads
• Strong customer service skills that build trust and earn referrals
• A self-starter who is comfortable running a facility independently
• Willingness to learn new software (StorEdge, Microsoft Outlook, and Office experience is helpful)
• Marketing-minded and community-oriented
• Able to clean out units, do basic lawn care, and handle light facility maintenance, and able to lift 50 lbs (each team member, for couples)
• A valid driver's license, reliable transportation, current registration, and auto insurance
• Able to pass a background and credit check
Related experience is a plus: apartment, mobile home community, retail, property, or self-storage management. Experience is a bonus, but we'll train the right person or team.
About the Company
We're a locally owned self-storage company and have served communities across multiple states since 1993. We're not a corporate REIT. We offer transparent pricing with no hidden fees, and we're committed to treating our customers and our teams right.
How to Apply
Send a resume and a brief intro about yourself and your experience. Applying as a team? Send resumes for both of you. Please tell us whether you're interested in full-time, part-time, or either, and which area you prefer.
