I rent this unit to pay for my daughter’s education, so this is not the usual ‘evil landlord’ situation. For example, I do not charge rip-off fees, such as move-in, admin, or parking. Of course, you pay the required Condo fees, but I don't add a markup.
The unfurnished unit has a washer/dryer, and a sizeable balcony. Most floors are tile/hardwood, except for the carpet in the bedroom. The kitchen has an island, and is granite/stainless steel. The bathroom has an over-sized bathtub, which is very nice. You have a reserved and covered parking spot, in a gated garage.
Condo facilities include elevators, 2 pools with BBQs, 2 gardens, a fitness center, and a Club Room. All have been well maintained over the 13 years that I have lived here (I live in the same building).
The location is amazing. The complex is right at an I-285 exit, near the 400. There are several dozen retail shops (including a Kroger) within a 6-minute walk. MARTA bus 88 is also a 6-minute walk away.
Pets are welcome, but all Condo rules must be followed (no exotic pets etc). The Condo currently charges an annual pet fee of $100.
You can move in on October 1, though it MAY be available a few days earlier. Only quiet, respectful, employed, responsible, drug-free tenants should apply. You pay for the background check, but I will refund it for whoever signs the lease. Just to be clear, you must be able to pass Trans Union's full background check. The security deposit is 1-months rent, so you have to pay $3,200 before we can sign the lease (security + first month's rent).
The Condo requires a 12 month lease, so shorter stays are not possible. No smoking inside the unit, but smoking is fine on the balcony. The previous tenant spent around $125/month for electricity and water/sewer/trash, so your all-in cost may be around $1,725, plus any mandated Condo fees, like the pet fee (I pay the monthly Condo fee, and I'll pay the $500 move-in fee).
