31 y/o pre med student looking for housing in winter (93101)

Hi there:) I am a 31 year-old single female premed student at SBCC. I also work remotely part-time as a bookkeeper. I currently live in Santa Barbara, and will until at least 2028-2029 pending med school. I am looking for new housing between Goleta-Carp, ideally as close to SBCC as possible. I am super quiet and almost never have guests over. I am generally just studying, working or exercising. Zero partying/smoking/drug use. I am just looking for a quiet and affordable place to study and am open to even doing some work around the house if it is of interest to the landlord. I am trying to keep my budget under $1400/monthly and a private bath would be ideal. I am a good tenant and will not create drama/problems and can provide references. I appreciate any consideration.
