Attention — please read this thoroughly before responding. I’m a quiet male in his mid-forties looking for a private room with its own entrance and full private bathroom. Must be in zip code 10307 or 10309 — Tottenville, Charleston, Pleasant Plains, Prince’s Bay, Huguenot, Annadale, or Eltingville only. No Mid-Island, no North Shore.
Move-in as early as December, as late as January or February. Steady income, good rental history, references on request. Don’t drink, don’t smoke.
Prefer base rent around $1,200 to $1,300 so utilities fit inside my total, but can go up to $1,500 all-in if the space and location are right. Homeowners only — reply with your name, phone number, and the property address. No realtors charging tenant fees, no scammers.
