We specialize in smaller properties, so our management fees are much lower. You also get our full attention.
Adams & Wilson is a property management company in business over 20 years. During this t1me. we have managed 70 small condominiums, multi-family homes, single-family homes, and commercial properties throughout northern New Jersey. Our office is in Jersey City.
SERVICES WE OFFER YOU
Your fee is tailored to meet your specific needs and budget. If you only need us to do certain things, we can do them for you. For example, if you are a property owner, and you only need us to inspect your property periodically, handle repairs, meet inspectors, handle violations, and find tenants, we can do that. Sometimes the hardest part is getting inside to make the repair, and we have a lot of experience there, too. If you only require hallway cleaning and putting out trash, we can do that. If you are the condo president and only need us to enforce rules, collect monthly payments, and keep track of payments, we can do that. We can do any part of the management job. Our roving janitors work part-time for Landlords who do not have on-site superintendents. We can clean your halls, take your trash and recyclables out to the curb, and remove snow.
If you want a Full-Service contract, we can manage every aspect of property management, including:
Collect monthly payments
Emergency response
Handle repair requests
Manage vendors (service contractors and repair contractors)
Find tenants
Hallway maintenance, trash removal, and snow removal
Enforce condo rules and regulations or Landlord rules and regulations
Conduct physical inspections
Handle violations and insurance inspections/meet with inspectors on site

Pay invoices
Manage utilities/pay all utility bills.
Manage insurance and conduct accident/damage claim investigations

Managed award-winning properties, including one named "Building of the Year" by the Building Owners and Managers Association of New York.
Hold professional credentials (Graduate engineering degrees, MBA degrees, and professional engineering licenses).
Served as President of a Condo Board for 20 years.
Served as midtown Manhattan Property Manager for the largest property management firm in NYC, wrote their Purchasing Procedures Manual, and served as their in-house Roof Consultant.
Wrote in-house Inspection Manuals for the City of New York Department of Buildings.
Served as a voting member on the American Society of Mechanical Engineers A-17.committee, which writes the safety codes for existing elevators nationwide.
Served as Project Manager on the construction of a 50-story building in Manhattan.
Worked as Building Superintendent in Manhattan apartment buildings, learning the business from the ground up, gaining hands-on experience taking out garbage, cleaning halls, painting, making plumbing and electrical repairs, finding leaks, installing floor tiles, and shoveling snow.
